What we take on in Woodland Hills
Woodland Hills projects usually fall into a few groups.
- Whole-house remodels and kitchen and bath updates
- Additions and second stories
- New custom homes on hillside lots
- Outdoor living designed for shade and heat
Building for the heat
Woodland Hills regularly records some of the highest temperatures in the city. That makes the building envelope a comfort issue, not just a code issue.
Insulation, high-performance windows, roof and attic design, shading, and correctly sized HVAC all affect how a house feels in August and what it costs to cool. California’s Title 24 energy rules set the minimums. We point out where going further makes sense for your house.
Hillside and fire-zone lots
South of Ventura Boulevard and toward Topanga, many lots are on hillsides and in Very High Fire Hazard Severity Zones. That can mean soils reports, retaining walls, and grading review, plus California’s wildland-urban interface construction standards and brush clearance. Some lots near Mulholland Drive fall within the Mulholland Scenic Parkway Specific Plan.
Woodland Hills is part of the City of Los Angeles, so permits go through LADBS. Confirm which rules apply to your parcel early in design.
Outdoor space you can actually use
In the West Valley, outdoor living depends on shade. Covered patios, solid roof structures, ceiling fans, and outdoor kitchens placed out of the afternoon sun make a yard usable for more of the year. In a fire zone, those structures also need to meet ignition-resistant standards.
How we work
We walk the site, write down what is in the job, and give you drawings, a schedule, and a clear price before anyone starts. During construction you get one crew, weekly updates and photos, and a written yes before any change. At the end there is a walkthrough and a punch list, and we stand behind the work.
Frequently asked questions
Do you take on projects in Woodland Hills?
Yes. SAS Builds takes on remodels, additions, custom homes, and outdoor living projects in Woodland Hills. We are a licensed California general contractor (License #1073990) and have built in Greater Los Angeles since 2004.
Who issues building permits in Woodland Hills?
Woodland Hills is part of the City of Los Angeles, so building permits come from the Department of Building and Safety (LADBS). Hillside lots may need grading review and must meet fire-zone construction standards where they apply.
How can I keep a Woodland Hills home cooler?
Focus on the envelope first: attic and wall insulation, high-performance windows, roof color and ventilation, and exterior shading. Then size the HVAC system to the improved house, rather than oversizing it to make up for heat gain.
Can I build a covered patio in a fire zone?
Usually, yes, but in a Very High Fire Hazard Severity Zone the structure must meet California’s wildland-urban interface standards, which affect materials, roofing, and how it attaches to the house. Plan and permit it with the rest of the project.
